LE ROY PENNYSAVER & NEWS - SEPTEMBER 12, 2021 Dear Fellow LeRoy Citizens, The Village Board is looking into rezoning approximately 23 acres in the village from R-1, residential, to a Planned Unit Development (PUD), which is also residential. The proposed homes will be well-built, single-story, patio homes available to people over 50 years old. In addition, several single family lots will be part of the plan. We have heard several arguments against this development, so here we would like to highlight some of the potential benefits of this project. Below are several reasons why we believe that this is a great opportunity for our community that should not slip away. There are very few single-story homes available to those in our community who may be looking to downsize from their large, two-story, family homes. These couples have raised their families in our great community and now their children are grown, and many raise their families here as well. These grandparents may want to stay in LeRoy to see their children, grandchildren, and friends regularly, however, there are few housing options available to them, leaving them no choice but to move to Rochester, Buffalo, or other surrounding communities. Many of these older couples might very well stay in LeRoy to be near their family and friends, while also maintaining their independence, if appropriate housing was available. These single-story homes could also encourage others to move to LeRoy. Our own parents are in their sixties and seventies and live in Medina, NY, which is nearby, but the hour drive makes it difficult to visit as often as we would like. They would likely consider moving to LeRoy to be closer to our family, if appropriate and affordable housing options were available. East Avenue and South Avenue, the area being considered for this development, are part of the village and have been village-designated streets for decades. This is an opportunity to develop the infrastructure in this area in order to create new, single-family building lots together with the patio homes. This housing development will contribute to the long-term growth of our community. This project will be a great investment in the future of LeRoy. As one example, the STAMP (Western New York Science and Technology Advanced Manufacturing Plant) Project could soon be a reality in Genesee County. This influx of executives, employees, and others who may be looking to move to LeRoy, could be a huge benefit to our community. The addition of available housing and building lots, as afforded by the proposed development, will only benefit LeRoy’s housing market. The short-term inconveniences of a construction project are small compared to the long-term addition of beautiful new homes to an already beautiful area in our community.
