LE ROY PENNYSAVER & NEWS - SEPTEMBER 26, 2021 As Concerned Village tax payers with many family members living here we feel it is necessary to make available to the community information necessary to make informed decisions on all aspects of village welfare, such as traffic, water/ flood issues, availability of Village land possible for development or just for building single family homes as needed. In addition, rental properties available in the village for all ages, those who have special needs, those of any age who need financial assistance with rent subsidies. etc. We still have a question, how many building lots are available in the Village? A. On the East side of North St. behind some of the homes there is 25 acres of land. It can be accessed from North St. & another part of the land. Their are no major water problems or traffic considerations. The owners currently farm this land. They relayed to us that previously there was some interest in development for residential use of this property. B. There is also a large parcel of land on the east side of South St. Family Homes could be built without the Village having to invest in infrastructure, as the road and utilities are available. We also have a question about the increased traffic new single family houses would bring if these houses were built in the Village We would guess no more than 10 houses would fit & the impact on traffic would be minimal. With all the school buses & other traffic, maybe we should all be thinking of alternative situations. What if the million $ that was being considered for the infrastructure to accommodate the proposed PUD was instead used to put a road 1 or 2 miles south of the school connecting South St. with Summit St. Then much traffic coming from the west area of the Village could go south on Summit St,, take the new road to South St & proceed north to the school. Just a thought. C.Across fromtheLeRoy Pool, on the corner of Gilbert & Munson St. is a parcel of land. Single family homes could be built along the 2 Rds. This would alleviate the problem of having to put new roads & utilities in, saving everybody money. If homes were built there it would be another source of tax revenue for the village. D. On North Ave. where the old canning factory used to be there is a parcel of land. We are not sure how these areas are zoned. In Presidential Acres which initially consisted of Hilltop Drive was developed in the 1950's. In the 1960's & 70's the other streets. Franklin, Madison, etc. were developed. In the 1990's Wilson St. was developed. The developer paid for all the infrastructure to Robins Rd. The road was paved up to were the road turned into Fillmore St. Although, in 1988 something was passed by the Village Board allowing the Village to assist developers with monetary assistance for infrastructure & road structure. The Developer received no assistance. We are still waiting for a copy of that from the Village along with other requested information.
